The diversified company, which started as a waste management firm 17 years ago, is officially entering the real estate sector. Group CEO and Vice Chairman Khaled Al Huraimel highlighted that the upcoming development is designed to “redefine what’s possible in regional real estate.” This announcement coincides with a notable growth trend in Sharjah’s property market, with real estate transactions in the first quarter of 2025 increasing by 31.9 percent compared to the same period last year.
BEEAH’s new venture aligns with Sharjah’s economic diversification goals and builds on the company’s impressive record of achieving a waste diversion rate exceeding 90 percent, one of the highest globally. Al Huraimel stated that this move is a natural evolution for BEEAH, which has broadened its focus from waste management to include clean energy, technology, and healthcare. He added that the company’s sustainability innovations are aimed at “shaping tomorrow’s cities and elevating quality of life for all people.”
While specific project details remain confidential, Nada Taryam, CEO of Real Estate at BEEAH, confirmed that the announcement will include “a first-of-its-kind project in the region.” The development will feature AI-driven building management systems that automatically adjust lighting, cooling, and energy usage based on occupancy and time of day, similar to the technologies used at BEEAH’s LEED Platinum-certified headquarters, designed by Zaha Hadid Architects.
Al Huraimel emphasized that the project seeks to establish “an entirely new niche” rather than replicate existing models. He noted, “The goal is not to reproduce existing models but to create an entirely new niche. It’s about setting benchmarks and raising expectations for sustainable living across the industry.”
BEEAH’s real estate initiative will incorporate innovations and technologies from its various operations. The company has evolved from managing a single landfill in Sharjah to operating the region’s first Waste-to-Energy plant and extending its services into Saudi Arabia and Egypt with comprehensive waste management solutions.
“As a diversified group, we now represent an entire ecosystem of offerings for tomorrow’s sustainable, smart cities: Environment, Energy, Technology, Healthcare, and now Real Estate,” Al Huraimel stated. He further explained that pursuing real estate development brings the company closer to its mission of promoting a sustainable quality of life through projects that prioritize people.
The integration of BEEAH’s subsidiaries will also play a crucial role in this real estate venture. For instance, ION, the group’s green mobility platform, will enhance EV charging infrastructure, while re.life’s digital ecosystem will facilitate on-demand logistics and waste recycling services. Additionally, EVOTEQ’s supply chain technologies will support commercial operations within the projects.
Strategic partnerships will be pivotal for BEEAH’s real estate plans, as highlighted by the successful collaborations in its other sectors. The group’s healthcare project, Jawaher Boston Medical District, benefits from expertise provided by renowned US medical institutions, including Mass General Brigham and Dana-Farber Cancer Institute. Al Huraimel indicated that collaboration will remain a cornerstone of their strategy as they expand into real estate, engaging partners in architecture, engineering, mobility, energy, and smart systems.
The developments will embody integrated smart technology, leveraging BEEAH’s experience across various sectors. The Sharjah Waste to Energy facility, developed in partnership with Masdar, generates enough low-carbon electricity to power nearly 60,000 homes, with plans to double this capacity. Moreover, BEEAH is working on the Middle East’s first commercial-scale Hydrogen-from-Waste plant and, in collaboration with Khazna Data Centres, is constructing Sharjah’s first Tier 3 data center with advanced sustainability standards.
Al Huraimel elaborated on the technological goals for the city, aiming to simplify daily living, reduce resource consumption, and create a more connected and intuitive living experience. Taryam explained that BEEAH’s approach to real estate development focuses on creating integrated spaces that are intelligent and purpose-built for current and future needs.
The company’s previous projects, including its headquarters and the Sharjah Creative Quarter, have informed their design philosophy, which blends traditional aesthetics with modern functionality. Taryam stated that these experiences reaffirmed the importance of placemaking and sustainable design in promoting creativity and human connection.
BEEAH’s real estate projects will also emphasize human experience, incorporating green mobility solutions and wellness integration. Developments will feature EV charging infrastructure, car-free zones, and mobility hubs to promote cleaner transit options. Taryam noted, “Our developments prioritize the human experience, which means enabling green mobility to minimize street-level emissions, in addition to green spaces to support walkability and overall well-being.”
This wellness focus extends beyond conventional healthcare, drawing insights from the Jawaher Boston Medical District, which is designed as a “patient-centric ecosystem surrounded by a lush forest.”
While BEEAH is currently focused on the UAE market, it has plans for international expansion. Al Huraimel expressed the desire to create a replicable living model for future cities both in the UAE and beyond. The company already operates waste management solutions in Saudi Arabia and Egypt, laying a foundation for potential real estate growth.
He added, “In the future, we will be open to working with like-minded partners to take our real estate model to other regions. Our aim is to export a proven framework for sustainable, smart urban living, one that can have a positive impact on communities internationally.”
Outlining BEEAH’s long-term objectives, Taryam shared the vision of creating sustainable, smart cities that harmonize innovation with nature. She stated, “Our vision is to build sustainable, smart cities of the future — places that incorporate sustainability and innovation where people can experience exceptional living in harmony with nature.”
BEEAH’s approach signifies a commitment to developing legacy projects that go beyond immediate commercial interests. Taryam concluded, “This means going beyond the basics to build future-ready spaces that elevate everyday life, that inspire communities, and that leave a legacy for generations to come.”
