Middle-Class Indians Favor Dubai for Property Investments Over India

More and more middle-class Indian couples are increasingly choosing to build their retirement wealth in Dubai rather than in India. According to Bengaluru-based chartered accountant and startup founder Abhishek Jamuar, Indians residing in the UAE are investing in multiple properties and earning rental income, effectively turning real estate into a smart retirement plan without the burden of excessive debt.

In Dubai, many of these couples have successfully purchased two to three properties by saving diligently over the years. These investments yield rental returns of 6–7% and are financed at a competitive interest rate of just 5%. This approach creates sustainable assets that not only serve as income sources but also as retirement plans. Jamuar highlighted the significant relief investors feel, stating that they are “not burdened by the EMIs,” allowing them to generate income while securing their future.

In contrast, the situation in India presents a stark difference. Middle-class couples typically acquire only one home, often borrowing at a much higher interest rate of 10% while receiving only a 3% rental yield. Jamuar indicated that this financial pressure is substantial, emphasizing that “one person’s entire income keeps going into EMIs.”

In this environment, property ownership can feel more like a financial burden than a path to wealth. The high interest rates paired with low returns create challenges for families hoping to build savings, leading to financial strain and limited long-term planning. Jamuar’s key takeaway is that Dubai offers a system that promotes freedom, savings, and better cash flow, while India’s home-buying system tends to trap families in long-term debt.

“The burden that comes with buying a property in India, and the freedom that comes with buying a property in Dubai, that’s the difference,” he remarked. Ultimately, it’s not just about owning a home; it’s about living without stress and retiring with a sense of security.
