Dubai property buyers are increasingly drawn to locations where government initiatives are enhancing infrastructure, particularly the road network. The recent developments, including the Dubai Metro’s Blue Line and other road projects, are making properties in these areas more attractive to potential investors. Industry executives emphasize that easy access to major transportation routes and seamless traffic flow are key considerations for buyers when selecting locations for their homes.

The demand for properties for both purchase and rental has surged due to a significant influx of new residents in the emirate. This population growth has also contributed to a rise in the number of vehicles on the roads. According to data from toll gate operator Salik, the number of registered vehicles in Dubai increased by 8.7 percent year-on-year, reaching a total of 4.3 million. The government is responding to this growth by investing billions of dirhams in infrastructure projects aimed at improving traffic flow throughout the city.
“Property buyers are much more discerning when it comes to the accessibility of their homes in relation to their workplaces,” said Ramjee Iyer, chairman and managing director of Acube Developments, in an interview with Khaleej Times. He noted that with traffic congestion on the rise, having efficient transportation options has become a priority for buyers. Locations with direct access to major transportation hubs, such as the Dubai Metro and well-planned road networks, are particularly appealing to those looking to invest.
As reported previously, Dubai residents lost up to 35 hours in traffic congestion in 2024, leading many to seek communities where traffic flow is more manageable. George Zarka, a sales executive at Uniestate Development Company, highlighted the importance of location, noting that some residents face challenges reaching their homes and workplaces on time due to traffic. He explained that when purchasing a property, buyers often consider the proximity to the Dubai Metro’s Blue, Orange, and Red lines, emphasizing the time required to commute to work.
Zarka indicated that Dubai Silicon Oasis (DSO) has become a favored area for buyers because of its accessibility from Sheikh Mohamed bin Zayed Road and Emirates Road. He pointed out that DSO is increasingly seen as a desirable location, comparable to Business Bay but with more spacious surroundings. Ramjee Iyer also mentioned that areas such as Dubai Hills Estate, Jumeirah Village Circle (JVC), Barsha South, and Sports City offer excellent connectivity and transport facilities, ensuring smooth entry and exit for both residents and visitors.
