Sharjah-based real estate developer Alef has unveiled “Deem,” the fourth and final neighborhood in the Hayyan residential community. This new addition represents a significant investment in the area, with the overall Hayyan project valued at AED3.5 billion ($953 million).

Deem will consist of 313 residential units, designed to enhance the community’s nature-inspired lifestyle. The neighborhood will offer a variety of housing options, including 112 two-bedroom townhouses, 165 three-bedroom townhouses, 31 four-bedroom villas, and five six-bedroom villas. Each home is crafted to meet the diverse needs of families while promoting a modern and sustainable living environment.

Issa Ataya, CEO of Alef, emphasized that the launch of Deem reflects their commitment to establishing Hayyan as a premier residential community in Sharjah. He noted the strong investor confidence demonstrated through the exceptional market response and high demand for previous phases of the project. Ataya stated that their strategy focuses on creating sustainable residential communities that elevate living standards, and Deem will continue this legacy by providing thoughtfully designed homes in a harmonious, nature-oriented setting.

Strategically located, Deem offers easy access to essential educational, healthcare, and recreational facilities. It is situated just 15 minutes from Sharjah International Airport and is well-connected to significant destinations, including the University City of Sharjah, 06 Mall, Al Zahia City Centre, and Sharjah Healthcare City.

The neighborhood will feature various amenities, such as parks, cycling and jogging tracks, children’s play areas, and diverse retail options. Overall, Hayyan spans 8.7 million square feet and includes 1,882 villa units spread across four distinct areas, adorned with over 20,000 trees, organic edible gardens, and the emirate’s largest swimming lagoon.
